When you buy an assessment check or an evidence packet, you are buying a delivered document — a compilation of public property records and comparable-sale data assembled for a single parcel. As with any delivered digital document, once it is generated and made available to you, all sales are final — no refunds, regardless of the outcome of any appeal you file.

Nothing we publish — including your evidence packet, your assessment check, or any part of this site — is legal advice, and using our service does not create an attorney-client relationship. We do not represent you before the Board of Review, the Illinois Property Tax Appeal Board, or any other body. You file your appeal yourself, on your own behalf, as your own pro se representative.
Packets are compilations of public records — assessor data, comparable-sale records, and similar public information — organized to support an appeal you file yourself. They are not appraisals and are not prepared or certified by a licensed appraiser. Any estimate of savings, value, or comparable assessment shown on this site is exactly that — an estimate, not a guarantee. Estimates are not guarantees of any outcome, savings amount, or approval.
Every appeal is decided by the county or the applicable review board, not by Morganwell. We make no promise, warranty, or representation about whether your appeal will succeed, be accepted, or result in any reduction to your assessment or tax bill.
These terms are governed by the laws of the State of Illinois, without regard to its conflict-of-law rules. Any dispute arising out of or relating to these terms or your use of Morganwell will be brought exclusively in the state or federal courts located in Illinois, and you consent to the personal jurisdiction of those courts.
